Situated in South Beach, a block from Lincoln Road and the Miami Beach Convention Center, proudly stands the Montclair Lofts. Behind the perforated metal industrial façade there are 41 units of approximately 1,000 SF. The spaces were designed as true lofts with 11 foot high ceilings and no interior divisions.
Our goal was to convert the unit's open floor plan to a practical living quarters for a couple and their newborn baby while maintaining the loft feeling. The scope of work involved designing a living space and separate master suite area large enough to accommodate a home office, wardrobe, and baby room. The couple also wanted to create plenty of clever hidden storage spaces for their new bundle of joy's large accessories and collection of toys.
The previous outdated kitchen was replaced with 9ft high gloss lacquer cabinets taking advantage of the lofty ceilings while creating plenty of pantry space for these foodies. The minimalist design of the white kitchen camouflages itself in the living room making the space feel wider than it is.
After removing the drywall at the kitchen and master bedroom ceilings we discovered the original roof rafters. To give added height and character to the spaces we exposed these joist while still maintaining adequate insulation to combat the Miami heat.
The exposed ductwork and painted concrete ceilings contrast the oak wood floors, rustic dining table, antique pioneer chest, and mid-century Saarinen Tulip chairs. The gray tones of the sofa and artwork are juxtaposed with select pieces and textiles in a cerulean blue that add a playful splash of color to the otherwise neutral palette.
